That usually gets us to an area about the size of a dinner plate.
The usual suspects are boringly consistent. Skimmer throats crack where the plastic meets the gunite and that is the most common find of all. Return fittings work loose. Light conduits leak at the niche. And on caliche lots, pipe that was bedded straight onto rock instead of on sand rubs a hole in itself over the years, which is a failure we see here far more than in sandier parts of the state.
Shell cracks are less common than people fear. Most cracking in plaster is cosmetic. A structural crack that actually passes water has a distinct look and usually a history behind it, and it gets staple-stitched and sealed rather than patched over.
Spas and water features leak too, and they are easy to miss because the loss shows up in the pool level. A spillover spa with a failed seal, or a rock waterfall with cracked mortar joints, can lose a lot of water while looking perfectly fine.
Most repairs happen without demolishing your deck. We spot-dig where the leak is, or where a line runs somewhere awkward, abandon it in place and reroute a new run around the obstacle. That is frequently the cheaper answer, and we will recommend it over cutting a trench through new travertine.
